Every office fit-out conversation eventually comes down to one question: what will it cost per square foot? The honest answer is that it depends on finish level, services and city, but there are real published benchmarks worth knowing before you sit down with a designer.
2026 city benchmarks
Cushman & Wakefield's 2026 Fit-Out Cost Guide, an annual industry benchmark covering India's major office markets, puts Mumbai as the country's most expensive city for a collaborative, hybrid-ready fit-out, at roughly $73 per square foot. Delhi follows at around $69, with Bengaluru close behind at about $67. Ahmedabad, Chennai, Hyderabad, Kolkata and Pune cluster near $65 per square foot. Knight Frank's separate Asia-Pacific guide puts India's mid-spec average lower still, near $42 per square foot (about ₹449 per square metre), with premium fit-outs closer to $78 per square foot, underlining how wide the range is once finish level is factored in.
Two things stand out in both reports. First, cost is far more consistent across Indian cities than most people expect: Delhi NCR, Bengaluru, Hyderabad, Chennai and Pune sit within a narrow band of each other. Second, India remains one of the most cost-competitive fit-out markets in the Asia-Pacific region, well below Singapore, Sydney or Tokyo, which is part of why so many global capability centres are expanding here.
What actually moves the number
- Finish level. A basic fit-out, a mid-spec collaborative workplace, and a premium headquarters-grade space can differ by 40 to 60 percent per square foot, even in the same building.
- Services scope. HVAC capacity, backup power, structured cabling and fire safety upgrades required by the building can add significantly more than finishes do.
- Seating density. More workstations per square foot generally lowers the blended cost per seat, even as the total project cost rises.
- Building condition. A bare shell costs more to fit out than a warm shell with ceiling, flooring and services already in place.
- Furniture grade. Furniture and loose fit-out items are usually quoted separately from construction and can be 20 to 30 percent of the total project cost on their own.

How to read a quote against these benchmarks
When you get a proposal, ask for the cost broken out by civil and interiors, MEP (electrical, HVAC, fire, plumbing), and furniture, rather than one lump figure. That makes it possible to compare it against a published per-square-foot benchmark for your city and finish level, and to see exactly which line item is driving the number up or down.
These figures are useful for budgeting at the start of a project, not for a final number. The only reliable way to know what your office will cost is a proposal based on your actual floor plate, your city, and the finish level you choose.
